A good starting point is the inspection. Always have one, but also take time to walk through the home yourself and pay attention to what you see. There is a difference between.
In Tennessee, some common red flags include signs of water damage, mold or excessive moisture, crawl space issues, roof leaks, older electrical systems, aging plumbing, rot, or termite damage. Not every issue is a deal-breaker, but it should be understood clearly before moving forward.
It also matters who you bring in to evaluate the home. Your agent should be able to recommend a few inspectors, and it is worth checking reviews or asking around. Inspectors are helpful, but they are not perfect, especially with older or more unique properties. In some cases, it can be wise to bring in a licensed contractor for a second opinion.
If something does not feel right, do not ignore it. You should understand what you are buying and what it may cost to maintain or repair over time.
